Latest Status

  • A performance test was conducted on the front zones of all 18 buildings and 3 common area zones with the following results:
    • High Pressure (No discrenable leaks): 1281, 1283, 1289, 1295, 1309, 1315, 1329, 1333, 1341, East Commons Front, Front Commons North & South
    • Medium Pressure (Minor leak expected): 1285, 1287, 1291, 1293, 1305, 1317
    • Low Pressure (Significant leak expected): 1321 (Leak detected at 1321B/C), 1325, 1337
  • The Association intends to get the front zones delivering high water pressure and then start working on the rear zones of all 18 buildings.
  • Once all zones (fron, back, & commons) have high water pressure, the Association will work to provide appropriate location and coverage of our sprinklers.
  • The Meadows South complex has 18 buildings and 2 major common areas serviced by the city's reclaimed water system.
  • We have 42 sprinkler zones. Each zone has about 15 sprinkler heads.
  • Each building has 2 zones - a front and a rear - designated by an "F" and an "R" on the watering schedule.
  • Battery-operated timers now control the watering of all sprinkler zones.
  • Kevin Wright, our Meadows South handyman, has been locating, repairing, and replacing sprinkler heads as necessary. Please continue to give your Board additional time to get this system fixed. We hope to have everything running correctly before March 31, 2026.
  • Moving forward, the Association will be adding concrete ground barriers to select solenoid valve complexes in order to prevent damage to the equipment from our mowers. We also intend to purchase new containers to protect the solenoid valve/timer hardware from damages caused by the sun, mowing, and unauthorized users. Eventually, we hope to add PVC piping or donut protection to the individual sprinkler heads.
